Warehouse Maasvlakte West
Commissioned by Busan Port Authority (BPA), Hercuton is realizing a new distribution center of about 30,000 sqm. The warehouse will be located on a plot of almost 50,000 m² on the Distribution Park Maasvlakte West in the port of Rotterdam, Europe’s largest seaport. The warehouse is intended for logistics services to small and medium-sized companies doing business between Europe and South Korea.
Hercuton is building the DC on a turnkey basis from design, engineering and permit application to construction. Hercuton initially won the tender for Phase I – design and engineering and subsequently emerged as the winner of Phase II – realization.
With BREEAM Outstanding BPA is going for a very sustainable building. The distribution center will be gasless and energy neutral and for the heating is chosen for heat pumps. The building will have energy-efficient lighting and there will also be water-saving facilities and ecological measures to stimulate biodiversity. Charging points for electric cars will be provided on the outside grounds.
External quality assurance
The building is being realized under external quality assurance, which Hercuton has already had experience with since 2016. For this purpose Seconed has been engaged. In addition, Stijn de Wolf will be involved in the project as an external project manager.
Design and planning
The building measures approximately 30,000 m² in total, of which 2,500 m² is mezzanine and 1,500 m² office. A steel structure with a concrete plinth executed in natural tones, matching the dune landscape, was chosen. On April 6, 2021 Hercuton will start the groundwork, the completion is scheduled for the end of 2021.
